Accepting these terms
These terms cover your use of the Bluffton Concrete website and any work you hire us to do. By using this site, asking for an estimate or signing off on a job, you agree to them.
If you've signed a written estimate, proposal or contract with us, that document controls the job and these terms fill in anything it doesn't cover. If the two disagree, the signed document wins.
What we do
Bluffton Concrete is a concrete contractor based in Bluffton, SC, working on homes and properties in Bluffton and the cities around it. We build driveways, patios, sidewalks, steps, pool decks, garage floors, slabs, footings, foundations and retaining walls, and we do stamped and decorative concrete, concrete cutting and foundation raising. You can see the full list of services from our home page and read more about our crew on our About page.
What's on this site is general information about the trade. It isn't engineering advice or a promise about your property, because we can't judge your ground, drainage or existing concrete until we've seen it in person.
Estimates and pricing
Estimates are free and we give them at your property, with no obligation to hire us. An estimate is based on what we can see and measure that day, including the size of the area, the condition of the ground the slab will sit on, how much old concrete has to come out, access for our trucks, and the finish you choose.
Some things only show up once the job is open, like soft or wet soil, buried debris, old footings or roots. If we find something that changes the work, we'll stop, show you, and agree on any added cost with you before we go on. We don't add charges you haven't approved.
An estimate holds for the period written on it. After that, material and labor costs can change, so we may need to update it before we schedule.
Scheduling, weather and cancellation
We schedule pours around the weather because rain, heavy heat and saturated ground can hurt fresh concrete. If conditions aren't right on your date, we'll move it, and we'll tell you as soon as we know. A weather delay isn't a breach of our agreement by either of us.
If you need to cancel or reschedule, call us as early as you can. Once we've ordered concrete, steel or other materials for your job, or started work, you may owe us for those costs and for work already done, as your written agreement sets out.
You're responsible for giving us safe access to the work area on the scheduled day, and for telling us about sprinkler lines, buried utilities you know of, septic systems, or anything else under the ground we should avoid.
Payment terms
Payment amounts, any deposit and due dates are the ones in your written agreement. Unless that agreement says otherwise, the balance is due when the work is finished.
If a payment is late, we may pause work until it's made, and you may owe reasonable costs of collecting it, as South Carolina law allows.
What to expect from concrete
Concrete cracks. Even a slab built on a well-packed base with properly cut control joints, the grooves that give it a planned place to crack, can show hairline cracks as it shrinks and settles. Hairline cracks that don't open up or shift are normal and aren't a defect.
Fresh concrete needs time to cure, the waiting period while it hardens and gains strength, before you walk or drive on it. We'll tell you when it's ready for each. Damage from use, vehicles, pets or weather before that point isn't covered.
Color, texture and pattern vary from batch to batch and from sample to finished slab, especially on stamped and decorative work. Small differences in shade, and differences between new concrete and old concrete next to it, are part of the material.
Our guarantee and its limits
We want you satisfied with the job, and if something about our workmanship isn't right, call us and we'll come look at it. Any written warranty on a job is the one stated in your agreement, and it covers only what that agreement says.
Apart from that written warranty, we make no other promises about our work or this website, stated or implied, to the extent the law allows. We aren't responsible for problems caused by soil movement, tree roots, drainage changes made after we leave, heavy equipment, de-icing products, lack of upkeep, or work done by others.
Limits on our liability
Bluffton Concrete is licensed and fully insured. To the extent the law allows, our total liability for any claim about a job is limited to the amount you paid us for that job.
We aren't liable for indirect or follow-on losses, such as lost use of your driveway, lost income or damage to landscaping we had to disturb to reach the work area. Nothing here limits liability that South Carolina law doesn't allow us to limit.
Resolving disagreements
If you have a problem with our work or a bill, call us first at (843) 543-6810 or reach us through our Contact page. Most issues get settled once we look at the job together, so we ask you to give us that chance before taking other steps.
If we can't settle it that way, either of us may take the dispute to a court with jurisdiction in Beaufort County, South Carolina, unless your written agreement names another method, such as mediation.
Governing law
South Carolina law governs these terms and any work we do, without regard to its conflict of law rules. For jobs we do in Georgia, Georgia law applies where it must, such as to permits and building rules at the job site.
Changes to these terms
We may update these terms from time to time, and the version on this page is the current one. Changes don't affect a job already covered by a signed agreement unless we both agree in writing.
If you have a question about these terms, reach us through our Contact page and we'll respond within 1 business day.
