Concrete for Savannah's old and new homes
I come over from Bluffton for Savannah jobs, and the calls here tend to split two ways. In the older neighborhoods near the downtown squares, lots are narrow, houses sit close together and the concrete out front has usually been patched by a few owners before you. Farther out, in the newer subdivisions, it's more often a driveway or patio that settled because nobody packed what's under it. We do the same work in Port Wentworth and Garden City, so this side of the state line is regular ground for us.
What moves the price is the size and thickness of the slab, how much old concrete comes out, how much base work the ground needs and whether you want more than a broom finish, the light texture that gives your feet and tires grip. The schedule turns on whether a permit applies and on a good day to pour, and the estimate is where you get your own figures. On older lots, access usually shapes the job most, because a tight side yard decides whether the truck reaches the forms or we wheel the concrete in.
What we pour for Savannah homes
Concrete driveway building
Driveways in newer subdivisions here often sink where the base was raked flat, not packed. We dig out, compact a solid base and pour on that.
Concrete sidewalk building
Older front walks here often heave where roots run underneath. We pull the bad sections and pour a new concrete sidewalk level with the grade around it.
Concrete patio construction
Narrow older lots leave small backyards, and a patio there often sends water toward the house. We slope ours so it runs away from your walls.
Concrete steps construction
Plenty of older homes here sit up off the ground, with front steps that have cracked or pulled away. We form and pour new steps with even risers.
Garage floor concrete
Older garages around Savannah often have floors that cracked, sank or never drained to the door. We break them out, regrade the base and pour a floor that drains.
Concrete cutting
On tight lots, often only part of a slab has to go. We saw-cut a clean edge so the rest stays put and the new pour meets it square.
What Savannah lots ask of a slab
Older houses here often have concrete that's been poured over, patched and poured over again, sometimes on top of old brick or broken slab. We don't pour new over that, because whatever's underneath keeps moving, so we break it out, get down to the subgrade, the ground the slab actually sits on, and pack a base on it. That base is the part you never see once the concrete's down, and it's the first thing people want to cut from a budget. I'd rather trim the finish than the base, because a plain slab on good ground outlasts a fancy one on loose fill.
Water is the other thing I check at every house, since a lot of yards here are fairly flat and pooling water has to be sent somewhere. We set the forms so the slab falls away from your house, and we cut control joints, shallow grooves that give the concrete a straight place to crack instead of a random one. Then it needs time to cure, to harden and gain strength, so you'll be walking on it well before you're driving on it.

Savannah concrete questions, answered
These are the questions Savannah homeowners ask us before a pour, from permits to price. If yours isn't here, call or send the form with your address and the work you have in mind.
How much does a new concrete driveway cost in Savannah, GA?
There's no set price, because the cost comes from your driveway's size and thickness, how much old concrete we haul out and how much base work the ground needs, so I give you a figure only after I've measured on site. A plain broom finish costs less than stamped or colored work, and tight access on an older lot can add labor if we can't get the truck close. Call (843) 543-6810 or use the form, and tell us the address and what you want poured.
How do I find out if my concrete job in Savannah needs a permit?
Start with the City of Savannah, which issues construction permits for work inside city limits, including building and site development permits and permits for work in the right of way, the public strip along the street. The City lists 912-651-6530 for questions on building permits, inspections and contractor requirements, and its eTRAC site lets you track a permit once it's filed. Permitted work has to meet the codes the City lists, and Georgia has posted that new state codes take effect January 1, 2027. Before we plan a job, I find out which office covers your address and what it asks for, and if a permit is part of the job, we walk you through the application and work with the office on our end.
Can I get my own permit for concrete work on my house in Savannah?
Often, yes, because the City lets a homeowner who lives in the house, rather than renting it out, get a permit for the work, as long as they haven't applied for one at another address within two years. Anyone else doing work on it has to be licensed in Georgia, you keep to the inspection schedule, and you submit a signed, notarized Homeowner's Affidavit with a copy of your driver's license. The details are on the City's construction permits page.
Does my historic district in Savannah have special rules for concrete work?
It might, so if your home is in the Landmark Historic District, the Victorian District, Mid-City or Cuyler-Brownsville Phase I, your first call is to the City's Historic Preservation Office at 912-651-1457. That office tells you whether special requirements apply. I'd make that call before we settle on a layout or a finish, so the plan doesn't have to change later.
Does a concrete contractor need a state license in Georgia?
Not always, because the state's policy says a specialty contractor working within its specialty for the owner doesn't need a residential or general contractor license, while work that falls under the state's contractor licensing rules still does. The state licensing board sets those standards and can discipline unauthorized, negligent or incompetent work, and inside Savannah the City asks businesses for a business tax certificate rather than a business license. We're licensed and fully insured, so ask me what applies to your job when I come out.
What makes a flood zone high risk in Savannah?
Federal flood guidance calls any area with a 1% or higher chance of flooding each year high risk, which means at least a one-in-four chance of flooding over a 30-year mortgage. On the county's flood maps, those areas show as zones starting with A or V, and owners there with a mortgage from a federally regulated or insured lender have to carry flood insurance. If your house is in one, tell me when I come out, because it shapes how we set the slope and where we send the water.
